What it is

The certificate that rates your property.

It is the document that assesses your property's energy performance, from class A+ (very efficient) to class F.

It is issued under the Energy Certification System for Buildings (SCE), governed by Decree-Law 101-D/2020, and is registered on ADENE's SCE Portal — publicly searchable by anyone.

The assessment looks at the building envelope (walls, roofs, floors, windows), the heating/cooling and hot-water systems, and the integration of renewable energy. It's not just a stamp: it's a diagnosis.

The site visit is mandatory.

There is no "remote" issuance. The law requires the Qualified Expert to visit the building to collect the data — that's what guarantees a valid, reliable certificate, rather than a default estimate.

What people usually ask us.

Is the site visit really mandatory?
Yes. The law (Article 21 of Decree-Law 101-D/2020) requires the Qualified Expert to visit the building to collect the information needed to issue the certificate. There is no issuance without a visit.
Who can issue the energy certificate?
Only Qualified Experts (PQ) recognised by ADENE — architects or engineers with the relevant professional title. Engeterm has qualified experts on the team, with active registration on the SCE Portal.
How long is the certificate valid?
In most cases, the energy certificate for housing is valid for 10 years. For retail and service buildings the validity may differ — we clarify this in the quote.
How long until I get the certificate?
We work to deadlines that suit you. Once we have all three conditions — visit completed, payment made and full documentation — we agree with you the right deadline for your case.
Where is the certificate registered?
On ADENE's SCE Portal, where it is available for public consultation. You can verify the authenticity of any certificate through the number assigned to it.
Which documents do I need to provide?
Typically the Urban Property Record and the Land Registry Certificate (or its access code). Depending on the case, additional documents may be required, and we always tell you what's missing.
